During this meetup, we discussed several important topics, mainly refinancing options and considerations for co-living investments.

Here are some key insights we gathered:

Refinancing Insights

✅ Standard DSCR Loans:

These loans typically require a minimum of 1.2 DSCR (Debt Service Coverage Ratio), which is based on market rent for the subject property area. Standard DSCR loans are not typically suitable for the refinance discussed.

✅Cash Flow Requirements:

Lenders may require at least one full year of cash flow to consider funding, especially if rent-by-the-room is permissible.

✅ Support from Original Owner:

If the entity’s ownership is not changing, the original owner’s support will be required to refinance it. This includes consideration of credit, assets, liquidity requirements, and more.

✅ Leverage Reductions:

Leverage reductions may impact the loan amount offered, sometimes by 10% or more.

✅ Secondary Desktop Review:

A secondary review, such as a Collateral Desktop Analysis (CDA) or Appraisal Risk Review (ARR), might lower the appraised ARV (After Repair Value), consequently reducing the loan amount provided.
