Levine Capital offers ground-up loans from $50K to $3.5MM, with terms up to 18 months and financing up to 75% LTC (land value with permits) or 60% without permits—plus catch-up draws as permits are secured. We lend up to 90% After Built Value (ABV) when interest reserves are financed. Borrowers must have 1–2 prior ground-up projects, though guarantors without experience may be considered. 

Loans are available for non-owner occupied 1–4 unit homes, townhomes, and condos (excludes multifamily 5+, mixed-use, and rural). Interest reserves, permit-based holdbacks, and construction draws are structured to support successful execution from dirt to disposition.

Our 30-year fixed and ARM DSCR loans are perfect for rental property investors seeking long-term financing with no income verification. We offer loans from $75K to $2MM, with up to 80% LTV on purchases and rate-term refis, and 75% on cash-outs. Borrowers must use an entity, with a minimum FICO of 660—no prior experience required. 

Eligible properties include SFRs, 2–4 units, condos, townhomes, and PUDs, including rural. DSCR must be 1.2+, and we allow seller credits up to 2%. Flexible prepay options and value-based seasoning after 180 days make this ideal for both BRRRR and buy-and-hold strategies.

For investors needing help covering the down payment, rehab costs, or closing expenses, our Gap Funding solution delivers. We prefer to be in the first lien position while taking a second position for the gap, allowing us to offer up to 100% financing in many cases.

If the combined ARLTV exceeds 70%, we may require cross-collateral to mitigate risk and ensure the deal remains strong. This flexible structure helps investors close more deals with less cash out of pocket—especially when time is of the essence.
