Levine Capital and Pace Morby’s Owners Club are on a mission to build 500 express tunnel car wash locations across all 50 states. Your site must meet these 5 non-negotiable criteria.
🚗 Traffic Count — 12,000+ AADT
Minimum average annual daily traffic (AADT) passing the site. High-traffic corridors near major intersections, retail centers, or highway exits.
📏 Road Frontage — 65+ Feet
Minimum frontage required for express tunnel ingress and egress. The site must allow smooth vehicle flow in and out.
🏙 Lot Size — 1.5+ Acres
Enough space for the building, vacuum stations, stacking lanes, and exit lanes. Larger sites preferred for full-service layouts.
📜 Zoning — By Right
No rezoning or special use permit required. The property must already be zoned to allow a car wash operation by right.
💰 Price — $1M or Less
Maximum purchase price for site acquisition. We evaluate each deal individually, but distressed or off-market opportunities are always preferred.
🌎 Markets — All 50 States
We are actively acquiring nationwide. Priority markets: Treasure Coast FL, South Florida, New Jersey, and expanding into all Sun Belt states.

Do I need a real estate license?
No. Bird dogs do not need a real estate license. You are simply referring us to a property — you are not negotiating or representing either party in the transaction.
What information do I need to submit a deal?
At minimum, we need the property address, approximate lot size, asking price (if known), and any zoning information. Photos and listing links are helpful but not required.
How quickly will I hear back after submitting a deal?
Our team reviews submissions within 24 hours using our 100-point site evaluation system. If the property fits our criteria, we will reach out to discuss next steps immediately.
Can I be a bird dog from anywhere in the country?
Yes. We are acquiring land in all 50 states, with priority markets in Treasure Coast FL, South Florida, New Jersey, and expanding Sun Belt states. If you have access to deals in your area, we want to hear from you.
