What Kind of Car-Wash Opportunity Can You Send?

Our public Sell Your Car Wash page describes three categories we review: an operating car wash, a redevelopment opportunity, or a land/site opportunity. This guide focuses on land that could support future car-wash development, but the correct path depends on who is sending the opportunity and what they control.

A bird dog is a local site finder or lead source. Your job is to identify the property and provide accurate information—not to promise that Levine Capital will buy it or to negotiate on our behalf.

AADT means average annual daily traffic. Traffic data is most useful when you include the source, roadway segment, count year, and whether the number is an AADT estimate or another type of count. The Federal Highway Administration explains that roadway counts are collected at points and may be adjusted to estimate annual traffic.

“Car wash permitted by right” is also more specific than “commercial zoning.” A parcel may be commercial while still requiring a conditional use, special exception, rezoning, site-plan approval, or additional local review. Send the exact zoning district and the source you checked. If the answer is unknown, label it unknown rather than assuming the use is allowed.

Added context can improve the first review. Identify yourself as a Bird Dog so the team can follow up on the appropriate program path.

  1. Submit the lead through the Car Wash intake. Provide accurate contact and market information, identify yourself as a Bird Dog, and include the best available site facts.
  2. Learn the current buy box. The program page describes weekly coordination and training so participants know which markets and site facts matter.
  3. Find and package the land lead. Gather the address, price, lot size, zoning, traffic information, and photos or listing material when available.
  4. Keep the submission current. Disclose what is estimated or unknown and wait for Levine Capital’s review before representing any outcome.

If Levine Capital closes on a property a bird dog brought, the Bird Dog page says the finder may earn a referral fee. Compensation varies by deal size and quality and is discussed deal by deal. No payment is guaranteed merely because a lead is sent.

Route 2: You own or control the property

If you are the owner, control a redevelopment site, have an operating car wash, or have a scenario that may involve a sale or acquisition conversation, use Levine Capital’s Sell Your Car Wash submission page. Submit the property, your objective, timing, and the information you already have. For land or redevelopment, include the address, acreage, zoning status, traffic or access information if available, target price, and the planned car-wash concept.

What Happens After You Send the Opportunity?

For a bird dog, the public program describes an evaluation and scoring process after a site is submitted. The team compares the lead with the current buy box and decides whether more information or a next conversation is appropriate. Even when the published screening points appear to match, the full review may include access, visibility, site dimensions, zoning, permitting, utilities, environmental conditions, expansion potential, price, seller expectations, and the proposed development concept.

For an owner, redevelopment source, or mixed sale-and-finance scenario submitted through the Car Wash intake, the car-wash page says Levine Capital reviews the asset, business plan, leverage requirement, and counterparties to determine whether an acquisition conversation, financing conversation, or another path makes sense.

Good information helps the team evaluate the opportunity; it does not create an approval. Do not advertise the parcel as “approved,” “shovel-ready,” “buyer-ready,” or guaranteed to close unless those statements are supported by current written documents and the appropriate parties.

Keep the Bird-Dog Role Clear

A bird dog introduces a potential property. Unless you are properly licensed and expressly authorized, do not negotiate for the owner or buyer, promise price or terms, present yourself as Levine Capital’s agent, or claim that you can bind either party. Licensing and referral rules vary by state, and any compensation remains subject to Levine Capital’s written terms and applicable law.

This land-sourcing path is also different from loan-referral programs. Do not quote a loan-referral payment schedule, borrower credit, commission percentage, or ownership interest as compensation for a car-wash land lead. The only supportable public statement is that the Bird Dog page describes a referral fee when Levine Capital closes on a property the bird dog brought, with compensation discussed case by case.
