If you’re considering submitting your land for car wash acquisition, you probably have questions about what happens next. Here’s a transparent, step-by-step breakdown of how the process works at Levine Capital.
Step 1: Submit Your Property (5 Minutes)
Visit levinecapital.com/sell-your-land and fill out the site viability calculator. You’ll enter key details — address, traffic count, lot size, frontage, zoning, and asking price. The calculator scores your site in real time.
Step 2: Instant Viability Score
Our calculator evaluates your site against the core acquisition criteria. Sites that fail any hard disqualifier (price over $1M, rezoning required, frontage under 65 ft, AADT under 12,000) receive an immediate response explaining why the site doesn’t qualify — saving everyone time.
Step 3: Initial Review Within 48 Hours
If your site scores well, a member of the Levine Capital team will reach out within 48 hours to discuss the property in more detail. We may request aerial photos, traffic count documentation, a zoning verification letter, and a current title report.
Step 4: Letter of Intent
If the initial review confirms viability, we’ll issue a Letter of Intent outlining the proposed purchase price, terms, and any contingencies. This establishes the framework for the deal.
Step 5: Due Diligence (30–45 Days)
Due diligence includes a Phase I environmental assessment, survey review, traffic engineering review, zoning and permitting confirmation, and a title search.
Step 6: Closing
Once due diligence is complete, we proceed to closing — either all-cash or a creative finance structure such as seller financing or an installment sale, depending on what works best for both parties.
