An online calculator can expose assumptions. An AI assistant can help organize questions. Neither can confirm a property’s value, approve a loan, bind a seller or find a qualified buyer on its own.

This guide explains what each site actually does, what it does not do, and when to use a property-acquisition submission rather than a loan inquiry.

Four live addresses, not four different lenders

All four addresses were reachable over HTTPS on October 4, 2026, but they are not four independent lenders. MorbyMethod.ai and StackMethod.ai are creative-finance tool experiences. SubTo.ai is an independent Levine Capital educational and deal-organization site—not the official SubTo or Pace Morby program. LevineCapital.ai is the AI-enabled entrance to the same Levine Capital loan programs available from the corporate website. Actual financing inquiries still use the existing Levine Capital Quick Quote and require human underwriting.

There is also an important search distinction: StackMethod.ai intentionally remains noindexed because its core experience mirrors MorbyMethod.ai. SubTo.ai is also currently noindexed while its independent educational and affiliate presentation is reviewed. A site may be public, useful and HTTPS-secured without being presented as an established organic-search destination. Do not confuse a live domain with an SEO-indexing decision.

  • Prefer the Stack Method name? Start with StackMethod.ai. Its distinct site attribution does not change lending policy.

  • Need a loan-program conversation? Use LevineCapital.ai to organize your scenario, then submit the standard Quick Quote for human review.

MorbyMethod.ai: model the structure before asking for capital

MorbyMethod.ai focuses on deal structure, creative-finance education and practical calculation. Its calculator suite covers Morby/Stack concepts, gap funding, subject-to scenarios and BRRRR illustrations. The site also has lending and educational pages. The point is to turn a loose description—“the seller will carry part of the purchase price”—into an explicit set of questions.

Suppose an investor proposes a new first-position loan, a seller-carried second note and a temporary source of cash at closing. The purchase price alone tells us little. We also need to know whether the proposed first lender permits the second lien, how the seller note will be paid and when it matures, the real closing and rehab costs, the duration and cost of any gap capital, and the property’s operating cash flow. An illustration can show what a change in rate or rent does to a modeled payment. It cannot confirm lender consent, title priority, valuation, insurance, borrower qualifications or available capital.

If the model shows a cash shortfall, that is a question to investigate—not a reason to hide a source of funds. If the model looks strong only with minimal vacancy or a refinance at a particular value, the exit remains a hypothesis. Compare the scenario with documents and independent professional advice before making an obligation. StackMethod.ai: a sister doorway to the same core toolkit

StackMethod.ai offers a differently branded entrance to the same managed creative-finance experience. Investors who already use the Stack Method vocabulary can navigate to the familiar modeling and education tools, then follow a financing path to Levine Capital. It is not a separate underwriting committee, separate lender, special rate program or guarantee that a layered transaction will close.

The distinction matters for attribution rather than credit policy. A visitor who follows a StackMethod.ai financing CTA reaches the existing Quick Quote with a site-specific source marker. That helps Levine Capital understand where the inquiry began. It does not replace documentation, change a loan program’s eligibility rules or grant the visitor preferred treatment. Because this sister site mirrors MorbyMethod.ai’s central toolset, Levine Capital currently keeps it noindexed while it develops a more differentiated editorial strategy. The site itself remains publicly accessible over HTTPS.

For a proposed first lien and seller note, start with the same disciplined questions: Who holds each obligation? What are the actual payment, rate, maturity and lien-position terms? What if the seller requests a different payment schedule or the property does not produce the projected rent? The online tool can clarify the stack, but the lender, seller and closing professionals must review the real documents.

SubTo.ai: independent education, three separate decisions

The public SubTo.ai Deal Lab is an independent Levine Capital project, not the official SubTo program or a site endorsed by Pace Morby. It puts basic subject-to education, illustrative deal worksheets, optional third-party resources and an acquisitions path in one place. A visitor should distinguish three choices:

  1. Education and community. Visitors who want to consider the official SubTo education program can explore it through Adam’s disclosed affiliate link. Affiliate disclosure: Levine Capital may earn a commission if an eligible visitor enrolls or buys through this link. The third-party provider determines its own current terms and suitability. This referral is not an application to Levine Capital, and the Deal Lab is not the official program.
  2. A property or business opportunity. Someone with an actual acquisition scenario can send it to Levine Capital’s Creative Finance Acquisitions Buy Box. This is a non-loan route. A human reviews the submitted facts; sending an opportunity does not imply a purchase offer, buyer match, joint venture or permission to circulate confidential seller data. The form also has a Cash-Flowing Business choice for relevant operating-business scenarios.
  3. A financing request. A borrower asking whether Levine Capital may consider a loan should use the separate Quick Quote. That enters the lending workflow and remains subject to verification, documentation, valuation, available capital and a human credit decision.

The Deal Lab has a rental subject-to worksheet and a separate capital-stack tool for a new first lien, seller second and possible gap financing. Those are not the same structure: taking title while the seller’s existing mortgage remains differs from negotiating new financing. The tools separate those assumptions and show costs and sensitivity. Educational AI can explain terms, but cannot underwrite a loan or match a buyer. Do not enter identities, account numbers or confidential documents into the chat.

The subject-to risk that a calculator cannot erase

In a subject-to purchase, ownership may transfer even though the existing mortgage remains in the seller’s name. The seller can remain liable to the original lender. That is not automatically a lender-approved loan assumption. A missed payment or insurance mistake can have serious consequences. Lenders may also have contractual due-on-sale rights, subject to applicable law and specific exceptions. 12 U.S.C. § 1701j-3 is a starting point for the federal framework, not a ruling on any particular deal.

Buyers and sellers need an attorney, title professional, insurer and appropriate tax and financing advice for their actual documents and jurisdiction. They should verify the mortgage balance, payment history, taxes, liens, property condition, reserves, seller understanding and payoff path. A positive calculator number or friendly AI explanation does not waive a lender’s rights or secure the seller’s future.

For business opportunities, the Deal Lab explains that buyer/operator fit and proposed seller terms require human assessment. Buyer-list AI matching, buyer introductions and ownership structuring are not automated on the page. The team would need verified buyer criteria, appropriate seller-sharing permission and human approval before any outreach. A business Buy Box submission is not an equity offer or an assurance that a buyer exists.

LevineCapital.ai: organize a lending question, then meet the underwriting team

LevineCapital.ai is the corporate AI-enabled front door to Levine Capital’s real estate loan programs. Its public pages describe Fix & Flip/Fix2Rent, rental DSCR, bridge, ground-up construction, creative structures and other corporate program paths. Visitors can read program information, use deal calculators and ask a loan-program question through the AI or voice interface.

An efficient initial conversation describes the asset type and state, purchase or current value, requested amount, purpose, anticipated rent or rehab budget, investor experience and timing. The site specifically tells visitors not to provide Social Security, banking or account details to the AI chat. A conversational answer can clarify which documents and assumptions to gather; it cannot authenticate income, validate title, run a complete credit file or commit Levine Capital to a loan. Published example leverage figures are maximums for qualifying circumstances, not terms available to every applicant.

When there is a real request, follow the standard Quick Quote and let the team perform human underwriting. This route is different from an acquisitions Buy Box submission and different again from a third-party affiliate enrollment. Separating them helps the right person ask the right question at the right stage.

What to prepare—and what not to send to an AI tool

For property finance, gather the address, asset class, purchase price or current value, desired loan purpose and amount, expected rent or operating income, current mortgage and payoff if applicable, renovation scope, timeline and intended exit. For a seller-carried note, write down the proposed balance, interest rate, monthly payment, maturity, lien position and any subordination request. For a subject-to transaction, obtain the existing loan and insurance facts and discuss seller liability and due-on-sale with professionals. For an RV park or cash-flowing business, a rent roll and complete operating statement are more useful than a single top-line revenue figure.

Use anonymized, illustrative numbers in educational tools. Do not paste Social Security numbers, credentials, bank statements or seller identities into AI prompts. Send actual facts through the appropriate intake only when ready. Buyer introductions require human review and permission to share.

Questions investors ask about the four-site network

Is SubTo.ai the official SubTo website?

No. It is an independent Levine Capital Deal Lab. Its link to the official education provider is a disclosed affiliate referral that may compensate Levine Capital; it is not a claim of official status, endorsement, or a buyer/loan approval.

Do MorbyMethod.ai and StackMethod.ai apply different lending rules?

No different underwriting policy is claimed. They are differently branded entries to managed education and calculators that can route a real financing inquiry to Levine Capital’s existing Quick Quote. Their site-specific source markers are for attribution, not qualification.

Can AI match my property or business with a buyer automatically?

Not through these public pages. A potential acquisition starts in the Acquisitions Buy Box, then requires human review. Any buyer introduction would depend on verified criteria, consent and the team’s actual process. A calculator result cannot create that permission.

Is a positive cash-flow output a loan quote or approval?

No. The outputs are illustrative calculations from user-entered assumptions. A lender may use different expenses, rent, stress tests, leverage and legal requirements. The Quick Quote starts a separate human lending review; it does not guarantee an approval, rate or closing date.

Are all four sites automatically indexed by search engines?
